Selling
Is OurHouseSale an estate agent?
No. We only provide the site for you to advertise your property
online. We are not an estate agent and you, as the seller, will
provide all the information about your property and handle the
viewings and negotiations.

I am already using an estate agent, can I use your site?
Yes. You can still use this site to advertise your property and, depending
on the type of agreement with your estate agent, save thousands of
pounds in commission fees. It is, however, advisable to inform your
estate agent that you also intend to use this site.
Will I have to pay the estate agent commission if I find a buyer through your site. This will depend on the type of agreement you have with your agent.
- Sole Agency - The estate agent will be the only agent allowed to sell your property. However as we are not estate agents and only an advertising medium then if you find a buyer from this site you will not be liable to pay commission.
- Multiple Agency - Several agents may be appointed but it is only the agent who sells the house who is liable for commission. Again, if you find your own buyer you will not be liable to pay commission.
- Sole Selling Rights - The estate agent is the only person with the right to sell your house and will still be due commission even if you find your own buyer. You may still find the low price to advertise here worthwhile.
- Ready, Willing and Able Purchaser - Under the contract, if the estate agent finds you a buyer who is prepared and able to buy your property and to exchange unconditional contracts, you must pay the commission - even if you decide not to sell.

Are there any payments to OurHouseSale when my house is sold?
No! You pay a one-off fee when setting up your account.
How do I advertise my property?
Simply click here to
access the on-line form where you can create your property advertisement and
upload your photographs.
Once you have entered your property details, choose the method of payment. Advertisers using the on-line payment option will be able to add their property to the listings immediately after the payment process is completed. Advertisers making payment through the post will have their properties listed after the cheque has been cleared. Please do not send cash!
You can edit your property details at any time by clicking the navigation bar link and logging into the system.
How do I value my property?
As the owner you are probably well aware of what similar properties
in your area are selling for. If not you can search the property pages
of local newspapers or try estate agents' windows. There are also
a number of sites on the internet which can help. Try

Will my contact details appear on the website?
Only if you want to place a contact number on your advertisement.
When a buyer wishes to contact you he can send an e-mail,
routed through the contact form, or call this office, where his details
will be filed. You are then given his contact details to answer any
queries or make viewing arrangements.
How long will my advert remain on the site?
For up to 12 months or until the house is sold.
If required, you may continue to display your property
details beyond 12 months FREE of charge at the discretion of OurHouseSale.
To keep our site updated please advise us when you have an offer or the property is sold.
We reserve the right to remove property adverts from the site after 12 months. Before doing this we would contact, or attempt to contact you, in order to clarify the situation.
Buying
How do I contact the seller?
Details are on the property page. You can e-mail the vendor via the contact form.
Some of the adverts may show a contact telephone number
but where not you can contact this office, Freefone no: 0800 633 5928 . We
will ask for your name and contact details. These details will be
passed to the vendor who can then give any contact details to yourself.
This is a security precaution for the protection of our sellers.
Your details, as a buyer, are only disclosed to the seller you wish to
contact.
